MTFA Architecture designed a new condominium on 22nd Street, NW in Washington, DC. The previous building at 1255 22nd Street NW had been mostly unoccupied from 2013-2015. The building’s portions were not optimized for Class A office space, so the design team at MTFA Architecture used the existing grid, structure, and concrete to design a new multifamily building. Part of the design included cutting in balconies, softening the elevation, and strengthening the presence from the street. Using Cladding Corp’s Terra5 18mm Terracotta panels, PPSI helped the architect update the facade and achieve the updated design for the dated building.

Two colors and four different tiles were incorporated to create a stunning new addition to the neighborhood. Using the Terra5 TC18 tiles as a cost-effective terracotta solution, the design team featured red and gray panels to create rhythm and interest in the façade, with the balconies and corners using varying grooved tiles. The building’s design has gained considerable attention for the developer to attract tenants/owners.

PPSI worked with MFTA Architecture on the facade wall assembly and helped deliver a building with a high performing, thermally efficient, code compliant rainscreen cavity wall.
